Wasatch 360 exciting new TV show on Fox 13 in Utah!

If you weren't up at the crack of dawn on Saturday, December 3, 2011 you probably missed the debut of the brand new TV show on Fox 13 here in Utah. Wasatch 360 is a news magazine/lifestyle show showcasing the best and most exciting things in the Wasatch front and Wasatch back regions of Northern Utah.

This new, exciting show will feature guests like Stein Erickson, Olympians Ted Ligety and Shannon Bahrke. You will also watch an interviews with acclaimed director Morgan Spurlock and other Sundance Film Festival Celebrities. The show will also feature some of the most luxurious estates in Salt Lake City and Park City. You will get tips on the hottest ski gear and clothing along with watching some really cool adventures while riding the Olympic Bobsled,  hot air ballooning and pretty much anything you can think of that is fun to do in the  Wasatch Mountain Region. Is your Realtor doing a good job with your listing?

Touchy subject, I know.

How do you know if your Realtor is doing a good job with your property?


If it sells have they done a good job? If it doesn't sell are they doing a poor job?

Here are some guidelines to follow when evaluating whether your agent is worth holding on to, or when choosing an agent:


1. Do they answer their phone and email? Not just when you call, but for potential buyers and other agents. I cannot tell you how many times I call on a property to show it or ask questions for a potential buyer and never get any communication back. Test your agent. Have your friends and associates call just to see what happens. If your agent is not calling/emailing back within a reasonable time frame, this is a red flag. Many times buyers and agents will move on to the next property and not even bother to show it.



2. Is your property listed in the appropriate MLS? How unfortunate for the seller that wants to help out a friend with their real estate career and lists their property in the wrong area. In Park City, we have our own MLS that covers the Wasatch back - Park City, Midway, Heber ,Oakley and surrounding areas. Many times a home will be listed with a Salt Lake agent who is not a member of our MLS, so when the agents that work and sell up here pull properties to show, that one won't show up, and most likely won’t be shown.



3. Is your property being marketed in the most effective way for your area? Each area has a proven method for marketing that works. Some areas it is the newspaper, other areas it is a local magazine or radio program. For many resort areas the internet is the most effective tool available. Find out not just the circulation of the marketing tool, but the results of the marketing tool. When looking for a buyer in a resort market like Park City, they aren't usually reading our local paper or listening to KPCW, our local radio station. They begin their search on the internet, they ask their friends for a referral to a local Realtor. Then they start their search.



4. Has your agent helped you prepare your home for sale? Prior to listing, your agent should conduct a walkthrough with you and help with suggestions for decluttering, staging and a list of items to fix. Your agent should tell you how important these things are in the sales process. If a home appears dirty or unkempt, buyers will subconsciously look for deferred maintenance and wonder how the seller could possibly keep up with maintenance when they can’t even keep up with the daily clutter. I offer my sellers a no charge 1 hour consultation with a home staging expert to really give them the edge on the competition.



5. Pricing. Even if you and your agent do everything possible to stage and prepare your home for showing, price will determine whether you get activity and offers. In today’s market price is everything. Every agent should know the maximum activity will come in the first few weeks of listing the property. Having said that, is your agent sharing the feedback with you? Are you acting on it?





6. The key to helping the seller make the right choices is feedback. Feedback comes in two forms - agent feedback from showings, and market feedback in terms of how the homes with which you are competing are responding. Are other similar properties selling and yours is not? Examine why - most of the time it will come down to price.

We know that the majority of the time the buyer that purchases your home will be represented by a Realtor other than the listing agent. So if there are no showings by agents, then they are not all on vacation. They are showing other homes that their buyers think offer the most value. Overpriced properties will only be shown to demonstrate to buyers why another home is a good deal, and they will sit unsold.



So ask your Realtor for a market update. Use this information wisely. Your agent can send you a detailed report where you can look at each and every property that has sold. Were they really better than yours or just marketed better and priced right?

Park City to host Snowboard Magazine's "The Launch"

King's Crown Terrain Park at Park City Mountain has been closed for the last week and a half preparing the park for a special event. Park City Mountain Resort has been chosen to host Snowboarder Magazine's The Launch. The Launch is a literal launching pad for the next generation of snowboarders.

Rather than coming together for a contest, The Launch allows these riders to come together in a positive and progressive atmosphere. Skiing at Park City Mountain yesterday

Park City Mountain may not have any new fancy lifts or a new gondola, but they have spruced up the place a bit and added some fun to the mountain. This picture ( however bad it is) was taken of a new trail marker off of Mc Conkey's lift. It has been a kid's favorite for a long time. It sends them through a quick moving run through the trees. It's bumpy, fast and fun! Warning - adults, don't try this run. I've done it before and it is so tight and the turns are so quick that our big skis can't do it as easily as the kids can.

These funky ski decorations are scattered throughout the mountain. I think I will start a collection of pictures with my son next to each of them.

Park City Mountain Resort offering discounted lift tickets to Deer Valley and Canyons passholders

Now that is smart! All of these poor people that spent the big buck on season passes for Deer Valley and The Canyons are in luck! Park City Mountain is offering them a way to ski today and for cheaper than normal so they don't feel so left out. (Maybe next year they will buy a PCMR pass!)

Lots of Snow in Park City Utah today


WOW and double Wow! Park City Snow today. As of about 4pm yesterday, not much snow was sticking to the ground. Well, let me tell you this - it started snowing and it has hardly stopped. Last night was a white out, we could only see where we were going by looking a the reflective freeway markers on the side of the road. Same thing off and on today. Check out the furniture on the deck of my 950 Lowell listing. Had to dig my way in. The front steps had been shoveled much earlier in the day and the rear deck was about 2 feet deep in snow. The Park City Mountain parking lot was pretty full too.

More snow to come. At least 2 more storms and another 36"!!!!

Park City Mountain is doing a great thing. They are offering $25 lift tickets to everyone to benefit The Peace House in Park City http://www.peacehouse.org/ . Please note the dates the tickets are valid - Nov 20 to December 19.

Peace House is the beneficiary of Park City Mountain Resort's "Benefit Days" lift tickets. Lift tickets are only $25...and all sales go directly to Peace House! The tickets are valid Opening Day (scheduled for November 20) to December 19. Peace House will NOT be directly selling the lift tickets. Park City Mountain to open Saturday Nov 20, 2010!

Wow, it is that time again! Park City Mountain is opening this Saturday. Who will be on the slopes? Unless I am showing property, I will be there. Not tons of snow yet, but it will come. Payday and First Time and Three Kings lifts will be running.Only a few runs will be open, but hey, it is skiing before Thanksgiving - no complaining here!

Park City Mountain Resort is scheduled to open Saturday, Nov. 20. The PayDay, First Run and Three Kings lifts (with Three Kings providing access to the terrain park) will be open, with remaining lifts opening as snow conditions allow. Discounted early season lift tickets are:$55 for full day, $45 for half day for adults ages 13 and up. $35 for full day, $25 for half day for kids ages 7-12,. Hyatt comes to The Canyons in Park City

I was hanging at Maxwell's a few weeks ago with a client after an afternoon of house hunting. We ran into her loan officer and a group of friends eating and drinking at the bar. Turns out I was introduced to the new General Manager of the Hyatt property here in Park City. Claudia hails from Germany originally and most recently the Hyatt property in Maui. I hope she will like it here. She said she has already purchased some snow boots to replace her open toe shoes.

Rumor has it the Hyatt is vying for another property at the Canyons before the ski season is through.....

What message is your FOR SALE sign sending part 2

As you may have read in part 1 of this subject, "Price Reduced" riders on a For Sale sign can send the wrong message to potential buyers. Ok, that being said, what about a "Sale Pending" sign rider?

Does it tell a potential buyer to drive on by and not even consider your home? What if the sale fails? Not so unusual these days with financing tough to come by.

Potential buyers may have dismissed this home and may not come back. Nobody likes to fall in love with a home they ultimately cannot have. The opportunity is lost. Others may be thrilled it is available again, but will they wonder what happened? Will they believe what the listing agent tells them about why it fell out or will they wonder if there was a problem with the home?

The Canyons improvements will be ready for opening day!

Great News! It appears the improvements at The Canyons will be ready in time for opening day. See the  link to the Parkrecord article below featuring a press conference with Todd Burnette, VP of Marketing at The Canyons.

Looks like the new heated lift , Orange Bubble Express will have 2 drop spots - the first appears to drop near Lookout Cabin, the second up near Sun Peak Express lift.  I wonder if they have plans for nighttime and summer dining at Lookout Cabin? I would go. Food is great, the view off the outdoor deck is to die for - a great deck for summer weddings and parties.

For all of you that have skied the right side of The Canyons - Upper Boa, Kestrel, Rendevous Ridge or if you take the runs off of Doc'sThunder Road, Diablo, Badlands- (some of my faves), the problem always was getting to the base from there. It appears they have not yet solved this.

You get to the bottom and have to take a rope tow ( indicated on the map as a surface lift) then hoof it to the base of the gondola. The rope tow is still showing - it is called Rip Cord on the map. I have called it many things, but never Rip Cord! We can only hope they have altered the terrain to eliminate the uphill walk. Now that the gondola has moved, we may be able to ski once we leave the rope tow. Check back for updates!

Is it Winter or is it Fall?

As promised I have a few pictures of Park City's first snowfall this season. Last night as I fell asleep it was blowing and raining. I woke up to plenty of fresh powdery snow! I live at about 6500 ft and I got about 3-4 inches.

Park City Mountain , Deer Valley and The Canyons are not yet showing any totals and when I called them they did not have any measurements. Bummer!
Well, we know it is not quite skiiable yet, but if you are a ski fanatic you want to know NOW!!

Is there a perfect home?

A client I am working with is considering a home here in Park City that is technically new, but has sat unattended for 1.5 years.

He brought a "builder" friend to look at a home he is considering. They looked at the outside only, and the friend had quite a few things to say about this particular home. He pointed out several maintenance issues - or lack of maintenance on the exterior of this home. He told his friend he would not even pay an amount that is $100K under what the buyer is willing to pay for this home. Clearly this "builder" friend does not know the Park City market. At the price range this home is in, pretty much everything needs a bit of work if not a complete gutting.

Sure, the elements do some damage here and all homes need maintenance. That does not mean the home is necessarily in bad shape. Does this "builder" guy think he is doing his friend a favor? Is there a home that is perfect? Don't le him look at a 20 year old home! THERE WILL BE NOTHING RIGHT ABOUT IT!

One of the things the Due Diligence time frame is for is to figure out what condition the home is in. A licensed inspector comes to the home, looks at everything that can effect the functioning of the home. With the list the inspector provides we can ask the seller to address the items. The inspector is an unbiased party - not trying to impress his friend with his knowledge. The buyer can then decide whether to purchase with their eyes wide open.

Park City's foreclosures

I have been given the assignment by some of my buyers to find them a screaming deal on a bank owned or short sale property here in Park City.

I make sure I am out looking at pretty much every home that is available so I am already prepared when I start working with a buyer. What I find to be the most frustrating is the lack of choices within the pricing criteria I am given. Here I have willing buyers and there is not much to choose from when it comes to bank owned properties.

Some of the short sales can be good deals, but the typical story is most buyers don't want to wait the long time frames required to buy these properties. I counsel my buyers that these can take a long time and 9 times out of 10 buyers move on. It is tough to put your life on hold hoping the bank will respond to the offer, hoping the bank's other divisions won't foreclose before the short sale division approves the offer. Gotta be flexible to buy a short sale!

Anyway, I suppose it is a testament to the strength of Park City's economy that we don't have a bunch of bank owned homes sitting around. Those that come up are scooped up quickly. With buyers that are not based here in Park City, it is tough to get them to make a decision long distance quickly enough. Now with foreclosures coming to a halt it ought to be even more interesting.
